Waterlefe – The Find of a Lifetime.

Waterlefe Golf & River Club presents an unparalleled lifestyle, with 18 holes of championship golf, The Pointe family gathering area, a 59-slip marina, the River Club dining facility, private docks and four nature boardwalks.  It is one of only a few deed-restricted communities within the state of Florida offering both golfing and boating as primary amenities. Located on the picturesque shores of the Manatee River, Waterlefe offers multiple options for homeownership: Condo, Villa, Executive Home, Gated-within-Gated, and more.  Each housing style offers options of golf course views, water views, and preserve views; some homes offer personal boat docks. Built in 2000, approximately 90% of our homes have a swimming pool.  Our condo homeowners avail themselves of our beautiful, Junior-Olympic sized community pool located at the River Club.  See below for each housing option.

Canal Homes

There are 110 homes on the canals in Waterlefe.  The canals are inside the boat lift and all 110 canal homeowners pay an annual fee for maintenance and usage. The MPOA maintains the boat lift. Everyone owning a boat in the canal area must heed the U.S. Coast Guard and State of Florida regulations, the CDD rules, and the Waterlefe Covenants regarding the speed and safety of canal navigation.  Boat owners must also be trained on how to navigate their boat through the overpasses, canal, and the Waterlefe boat lift. The training is provided by MPOA Association Management.

The Shores at Waterlefe

A private, gated neighborhood within Waterlefe consisting of 28 residences with boat docks.  The home sites are along the Manatee River and the lagoon, which run along the 18th hole of our championship golf course.  The Shores residents are members of the MPOA, and pay an additional assessment to the MPOA for services.  They have private roads, their own HOA with elected officers and additional annual HOA fees.  They belong to the River Club and may purchase golf memberships. Because of the “private” status of this neighborhood, The Shores are not members of the CDD.
