  1. Deed-restricted community – When you want to paint your property, enhance/modify your landscape, there are policies that must be followed to ensure we maintain an aesthetically-pleasing neighborhood for all residents. 
  2. Waterlefe is a Community Development District (CDD) community, which means it is governed by CDD policies. There are CDD-associated fees to maintain the “public” portions of the community (e.g., roadways, golf course, and gate/guard house). In addition, dependent upon the type of housing purchased (e.g., condo, house, Villa), there are CDD-related fees paid to maintain these properties.
  3. Waterlefe is a Master Property Owners' Association (MPOA) community, which means it has elected residents serving as a Board to determine budgeting, expenditures, etc. for the community. There are MPOA-associated fees for every homeowner. Every committee within Waterlefe is comprised of resident volunteers.
  4. Our River Club provides onsite dining with a broad range of options. We have a resident chef and staff providing tantalizing meals for every palate. The River Club is open primarily for dinner Wednesday – Saturday evenings.  River Club restaurant has a $500 annual minimum per household.
  5. Waterlefe has a championship 18-hole golf course overlooking the Manatee River. Challenging and beautiful all-in-one!
  6. Waterlefe is a very active community. With over 20 organizations ranging from an Artists Guild to Card Groups to Exercise Classes to Book Clubs to Boating, Golf and Swimming groups, you have numerous options to get involved at whatever your comfort level.
  7. Waterlefe is a social community.  It is very easy to get acquainted once you move in.  Visiting the River Club is an enormous asset for people trying meet other homeowners.
  8. Waterlefe is a gated, guarded community. It is in a low-crime area and provides lower costs for insurance because of this, and an overall sense of safety and security while in residence or away.
  9. Restriction of Pets – The community allows up to 3 pets (all shapes, sizes, variations) per household. Examples: 1 bird, 1 cat and 1 dog; 3 dogs; 2 cats, 1 dog. Dogs must be leashed whenever outside, and cleanup after all pets is mandatory.
  10. You don’t have to play golf or own a boat to live here. While it certainly is a fabulous lifestyle, Waterlefe offers so many options to keep you active and involved. Choosing Waterlefe is choosing a lifestyle.
